Baxter (Jack Lemmon), or Bud, is a mild, lonely guy working for a large insurance company in New York. Bud’s apartment is located close to the office, so his colleagues have formed the habit of “loaning” it from him for their “dates” with their mistresses.

As the demand for the apartment grows, Bud finds himself forced out of it more and more.

He works late or walks about the cold streets, while his neighbors listen to the unmistakable sounds coming from his place, yet again, and marvel at his sexual ...

      • capabilities.

Bud wants to stop it all, he grows more and more disgusted with his buddies and with himself, but every time he attempts to put an end to it something happens to force him to go on.

One day, Jack is summoned to his

boss’s office and offered a promotion.

However, there is one condition: the boss (MacMurray) wants to use the apartment as well.

And the girl he wants to use it with is Fran (Shirley MaClaine), the lovely office elevator attendant with whom Bud had some light flirting going on.
